Marian Court Hackney

Project Description

Marian Court is situated between Homerton and Hackney Central. Owned by Hackney Council, the site was originally a 1950s housing estate consisting of three blocks with varying storeys, set back from Homerton High Street. These blocks comprised 75 homes, a community flat, and a children’s play area.

Demolition works commenced in October 2020, adhering to the guidelines outlined in BS6187:2011 Code of Practice for full and partial demolition and The Construction (Design & Management) Regulation 2015. The scope of work included soft stripping, asbestos removal, demolition of buildings, ground floor slab, and footings. All services had to be disconnected at the site boundary, with a live substation also situated within the site.

A new vehicular crossover in Ponsford Street had to be established to allow HGV vehicles onto site. Once demolition works had been completed a programme of site remediation commenced including site investigation, scoping, preparation of Remediation Method Statement (RMS) and execution of works including excavation/segregation/processing and removing 6,000m3 of soils including hazardous soils containing asbestos.

Scope of work

 

Challenges Faced:
1. The final resident did not vacate the building, necessitating works to be undertaken with one building occupied.
2. LIVE services ran across the site, maintaining services to residents.
3. Remediation program involving site investigation, strategy, waste classification, and disposal.

How we overcame this:
1. Communication with residents and on-site residents was essential to allow works to progress.
2. A plan to protect the occupied building was proposed and agreed upon with the client. Live services were scanned and marked to allow groundworks to progress after building demolitions. The live services feeding the final resident had to be protected throughout the works.
3. A remediation plan was issued following the receipt of WAC tests, which was then agreed upon by the client. Works had to be undertaken with care due to the location of LIVE services running from the on-site substation that fed the local area.
